A Tiny Home Community is intended to provide affordable housing options and opportunities for infill development within the City’s Core Gateway Overlay, with site designs that minimize the impact on adjacent properties and promote development patterns that are compatible with the surrounding areas.

A Tiny Home Community requires 3 or more Tiny Homes on a single property.

Properties cannot be located directly on Woodland Boulevard or New York Avenue
Density (Maximum)20 tiny home units per acre; calculated as 0.50 dwelling units
Lot Size (Maximum)2 Acres

Street: 20 feet
Separation between structures: 10 feet
ParkingOff-Street: 1 space per unit & 0.25 guest spaces per unit
Bicycle: 0.5 spaces per Tiny Home
Amenity ConsiderationsCommunity Building, Bicycle Storage, Small Playgrounds, Outdoor Kitchen/Grill Area, Recreational and Play Areas, Community Gardens, Dog Park, & Solar Panels.
Green Space & Landscaping (Buffers)Perimeter Buffer: 10 feet with a minimum of 1 tree and 5 shrubs for every 50 linear feet
Right of Way Buffer: Class B, 3.6 trees, 1.2 understory trees, and 12 shrubs for every 100 linear feet.
Tree Protection Area: 15% of total project area
Design & CharacterHeight: 35 feet
Size: 200 - 600 sq. ft.

17-30 Tiny Home Units = 3 Architectural Styles
>30 Tiny Home Units = 4 Architectural Styles
